
When a property is sold through a foreclosure by the County Public Trustee for an amount in excess of the written bid, these
excess proceeds are initially available to pay for any deficiency, then in certain instances to pay junior lienors, and then,
any remaining proceeds are to be paid to the owner of the property. If the Public Trustee is unable to locate the property
owner within ninety days, the unclaimed funds are transferred to the County Treasurer to be held in escrow for five years.
If they remain unclaimed for this five-year period, these monies shall be paid into the County General Fund.
Pursuant to Colorado Revised Statutes, notice is hereby given that unless the excess proceeds are claimed by the record owner
as of the recording of the notice of election and demand or lis pendens or other person entitled thereto within five years
from the date of the Public Trustee foreclosure sale, the monies shall become property of the County.
